THE
"TAS-106" Dade County Appoved "tile pull test"
is required to be performed on all new roofs in Florida after
the tiles are set to test the real wind uplift resistance it actually
has at the tiles, the first line of defense. New tile roof replacement
reqiuires a minimum of 35 lbs of lift in the fields and 55 pounds
at the ridge caps, which is equal to about 120 mph, if anything
hits the roof the wind load does not have to be as much to dislodge
the tiles. So its a good idea to start thinking about retrofitting
to strenghthen and "Save your tiles"

Translation,
The
structure of the buildings roof or wall has been tested to the
minimum wind resistants standard levels and is deemed "approved"
within its own design criteria before applying mastic, elastomeric
or sealant. Retrofiting of the exiting tile roof is a good idea
since the standards after Wilma were not enough.
What
are some Retrofiting Limitations for Dade County Approved Mastics:
Limitations:
The mastic type of roof coating may not be applied on shingle
roofs and are not to fill the head laps on tile roofs, compliance
reference,Tas-121.
Conclusion:
Retain
a copy of the product liability from the product manufacturers
warranty or bond company to back up the statements of waterproof,
wind proof or hurricane proof to guarnatee the performance guaranteed

"Dade County Approved" is not necessarily your guarantee,
the specific type of tested system, products and witten warranties
are.
Florida Rules: Regarding the roofing industry for leak guarantees
The
roofing Contractor must provide a minimum of 2 years for leaks
on a new roof replacement, unusual wind condition of 65 miles
per hour or above may void any previous roof repair or new roof
installation warranties. This can vary depending upon the contractor
and/or the system being installed. In any event, be sure to inquire
about the fine print on the written warranties presented
and how this may affect you in the event of a storm.
A Hurricane proof, or windproof sealant tile attachment process
requires the corrisponding TAS-106 UPLIFT" Pull"Test.

Rebates & Incentive Programs
A. Fp&l Reflective roof contractor partner program rebate
enrollment is not in effect at this time, primarily because the
rebate checks distributed fund the participating contracting firms
not the property owners, presenting quality control issues, which
have been cause for some concern.
B.
The rebate of up to 50 cents per sq ft is calculated and based
on the interior air conditioned space not including the eaves,
overhang or garage. Fp&L can not not warranty the workmanship
or products.

The contracting firm is to supply all gaurantees and warranties.

B. The application of white paints, elastomerics or mastics by
themselves may not add wind lift strength to any substantial levels,
the ONLY TEST THAT DEMONSTRATES that is the Miami-Dade County,
State of Florida approved TAS-106 Uplift," Tile Pull Test",
after the job is completed to CERTIFY that the tile are permanently
locked down and can resist real hurricane force winds and projectiles

C . By applying a paint or Elastomeric to your tiles does not
necessarily make your roof seamless or monolithic at all points,
can not stop leaks unless they are dug out and dried back in with
conventional methods depending on where they are located, especially
(tie ins), where two roofs join together which is a structual
issue.
1). Applying a coating to seal the roof and stop roof leaks requires
an installation of a monolithic coat over every sq inch of the
surface of the roof first APPLYING a completely seamless layer
and then additional flexable coatings

D. Energy Star reflective roof products should require additional
detailed documentation of installation work actually undertaken
by the roofing contractors and better disclosure of the product
manufacturers records to verify that roofs were installed with
their specific named products on them,( for no less than a 3 year
period, prior to a certiffied slit sample removal of the weathered
product and supposed jobsites in question).

Inspite of the challanges presented with the reflective roof rebate
program, "Energy Star Approved Roof Coatings" participating
contractors recieve up to a 50 cents per sq ft incentive to apply
white roof systems on your roof,

1. How long in business, south Florida ?
2. Specialize in roof repair, replacement, painting, waterproofing,
weatherproofing or manufacturing ?
3. Required license and insurance?

Supply the TAS-106 Uplift test that proves the uplift resistance
pressures?
5. Verifiable roof references over five years/over 10 years in
with the name address and phone number ?
6.
Provide copys of contracts on any stated property's that went
through a hurricane.
7.
Provide "side by side" comparisons of real documented
damaged roofs?
8.
How many times are you required to have the roof recleaned/repainted
and at what cost?
9.
Can the products be used on flat roofs that have ponding water
?

What type of leak warranty does the manufacturer provide?
11.
What type of windproof or hurricane proof warranty do they provide?

What kind of mildew protection guarantees are provided?

K. How to calculate the rate at which any Elastomeric system should
be applied, depends on the manufacturers specifications, NAMELY
the thickness of the
dried finish millage of the coating, (should be subject to a slit
sampling to make sure).
Data sheets help to calculate the required coverage ratio for
thickness of the coatings after cure.
FACT:
Historically, even though there have been some really great
advances in the technology, Elastomerics, "Mastics"
were not intially designed to be waterproofing roofs, or below
grade projects, limited rather to verticals (walls) that's because
they hold a percentage of h2o in its film thickness after exposure
to water then return back to its dry state.
This
type of product is to be applied at a minimum of 100 sq. ft. per
gallon, two coats are applied to arrive at no less than 8 dry
mills, per coat. Also water barrier Elastomerics or Mastics require
a third paint coat to protect it from damage from weathering,
"protect the protectant" doesn’t make much sense
.Additional
coats every 3 to five years could be very costly, be certain to
do the math and if your roof is considered a low slope tile roof
or shingle roof we would not recommend their use because the restrictions
on the performance data precludes prolonged submersion or negative
drainage.

Elastomerics or Mastics are generally known as water barriers
(require more maintenance such as recoating every 3 to 5 years..
Weatherproof products require little or no maintenance for 10
years or more. it is important to aquire all perfomance claims
in plain english from the manufacturer that it is windproof, waterproof,
hurricane proof, or a completely weatherproof system or product.
Do you know what a real system warrantee looks like,First It should
say two words: LEAK FREE for years and also transferable and renewable.
The
manufacturer & contractor must also state GUARANTEE with the
exact same language or one could simply blame the other for failure
of their system or product.
Always get a copy of the warrantee and data sheet of the products
being used and determine if they are both on it or not. It is
a good idea to request a copy of the product liability from thier
warranty or bond company to back up the work and the forward looking
statements like windproof weatherproof or hurricane proof roof
coating.
NOTE:

Get you roof measured correctly, and documented in your contract
and warranty, If it is not it could be a costly mistake for all
concerned.
Remember the formula: 50 sq. ft. per gallon per coat. Minimum.
If the products are not all resin acrylic or Dade County approved
we wouldn't suggest you use them in any case.
Roofprotect is applied at 50 sq. ft. per gallon per coat and does
not have to be painted. It is a finished product gloss resin all
the way through. Water cannot pass through once our formula is
cured

to make the tile roof completely seamless and wind resistant.

do not suggest to use caulk between the joints, or white Portland.
